Project Management
Project Managers are responsible for the day to day management of the projects, including the financial management and controls of the projects. This position will either be office based or project based, and extensive travel may be required. A summary of a project manager’s responsibilities include: developing and managing the contract documents; writing and issuing subcontracts; adherence to the owner contracts and project documents; managing project cost reports; review of submittal data; project procurement; organizing and leading regular project meetings; developing and maintaining meeting minutes and project documentation; determining project resources required; assigning construction work scopes; creating and maintaining a construction schedule; preparing monthly project reports and client reports; implementing and maintaining quality standards. A Bachelors degree in Construction Management or Engineering is required, and candidates must have a minimum of 5 years experience in commercial construction management.
Construction Managers / Project Superintendents
These individuals are responsible for the day to day management of the field operations on a project. This position is solely field based, and extensive travel may be required. A summary of a Construction Manager’s / Superintendents responsibilities include: scheduling and coordinating the work of subcontractors and craft employees; maintaining cost records on work performed and materials; understanding and controlling costs budgets in both subcontracts and purchase orders; developing and maintaining the project schedule; developing short term schedules to coincide with the overall project schedule; maintaining quality control of the installed work through regular inspections; scheduling third party quality control inspections; leading regular project meetings; developing and administering a project safety plan to conform with a corporate safety plan; full supervision of all trade and craft foremen and supervisors on the project; inspection of all work to enforce conformity to project documents; developing a full understanding of the project documents. A Bachelors degree in Construction Management or Engineering is preferred, but not required. All degreed candidates should have a minimum of 8 years experience in commercial construction management, and non-degreed candidates must have a minimum of 12 years experience in commercial construction management.
Pre-Construction Manager
Pre-Construction Managers are responsible for managing the process of project design development, and the development of project costs that will be the basis of contracts. This position is office based, but extensive travel may be required. A summary of a Pre-Construction Manager’s responsibilities include: coordination and management of the design disciplines; review of design development documents; preparation of project estimates and budgets; development of project scopes; anticipation planning for project costs and expectations; contract scope analysis and procurement; project document management; pricing solicitation; quantity take-offs; client sales presentations; contract reviews and analysis; labor analysis. A Bachelor’s degree in Construction Management or Engineering is required, and all candidates must have a minimum of 5 years experience in commercial construction management or preconstruction management.
Project Engineer and Assistant Superintendents
These positions include the individuals that are in the process of training for management careers in construction management, including Project Managers, Construction Managers, and Pre-Construction Managers. These individuals will participate in a training process introducing them to the various responsibilities outlined above. All candidates must have a Bachelor’s degree in Construction Management or Engineering.
Field Based Craft Personnel
Field Based Craft Personnel will be hired on an as needed basis for each specific project. These positions will vary to include Foremen, Carpenters, Laborers, and some specialty trades. All applicants for these positions may either apply at specific A M King Construction project sites, or submit an application to our office. All applicants will be required to pass a drug test prior to the start of work, and will be required to adhere to A M King Construction’s safety requirements at all times.
