ALDI Food Distribution Facility | Mt. Juliet, TN

A M King provided complete project management services for this project, a new 430,000 SF Greenfield food distribution facility which was completed in 2005.  The facility consists of 130,000 SF of cooler and freezer space ranging from -20 degrees to 55 degrees, 280,000 SF of dry warehouse space, and 17,000 SF of single story class A office space.  The total site consists of 100 acres, approximately 70 acres of which were developed and improved.  Extensive site work was required given that the entire site sat on a subsurface rock as is typical in the Nashville area.  The project consisted of a structural steel frame with architectural precast wall panels with a granite aggregate finish.  Throughout the facility a two-part high-density shrinkage compensating floor slab was installed, and there are over 100 fully automated dock bays.  Refrigerated space was serviced by evaporative fan coil units located in rooftop penthouses with cooling air distributed by ductwork, and an ammonia refrigerant system from a central machine room. Over 500,000 SF of exterior concrete paving was placed for all truck and auto parking and drives.  A M King also provided site analysis and due diligence for the site selection process.  The total construction duration from start of foundations to substantial completion was 14 months.
