ALDI Food Distribution Facility | South Windsor, CT

A M King provided complete development and design build services for this project, a new 492,000 SF Greenfield food distribution facility which was completed in 2008.  The facility consists of 110,000 SF of cooler and freezer space ranging from -20 degrees to 38 degrees, 356,000 SF of dry warehouse space, and 17,000 SF of single story class A office space.  The total site consists of 104 acres, approximately 80 acres of which were developed and improved.  Portions of the site also required hazardous material removal and remediation.  In addition to providing complete design and engineering services for this project, A M King also provided full site selection and site purchase negotiations, and all state and local tax incentive negotiations resulting in over $10 million of state and local incentives on behalf of the owner.  A M King also provided extensive off-site roadway construction and improvements, constructing over 1 mile of new off-site roadway and utility lines.  The cooler and freezer spaces are 35 feet in height, and are cooled by penthouse mounted evaporators and an 8,000 pound ammonia refrigerant system.  The exterior wall panels are factory cast architectural concrete panels with a granite aggregate finish.  All floors throughout the facility are comprised of shrinkage compensating concrete with a dewatered topping.  This site paving consists of heavy duty concrete, and there are 95 dock stations with full vertical levelers.  The total construction duration from mobilization to occupancy was 16 months. This project was awarded the prestigious Eagle Award from the Associated Builders and Contractors in 2009.
